What is our Asset Management strategy?

Our Asset Management strategy sets out how we will maintain, improve and invest in your homes, buildings, estates and neighbourhoods over the coming years.

How has our strategy been developed?

We've spent time listening to residents across SettleParadigm, through surveys, research, events and strategy conversations. Five things came through clearly:

  • The condition of homes matters most

Residents want safe, warm, well-maintained homes. Residents have less confidence in us, and much lower satisfaction where they have issues such as damp and mould or kitchens and bathrooms that are no longer fit for purpose.

  • Repeat repairs are frustrating

Residents are frustrated when the same problems repeat or are only partially fixed, causing inconvenience. They want underlying issues addressed, not temporary solutions so they feel safe and have facilities they can rely on.

  • Residents want to understand investment decisions

Residents often don't know why some homes receive improvements before others. They want clearer explanations of how decisions are made and what improvements they can expect in the future.

  • Communal areas and estates matter too

The condition of shared spaces and neighbourhoods shapes how residents feel about their home and community. Residents want these spaces to feel cared for and well maintained.

  • Residents want a more proactive approach

Residents want us to identify and address problems earlier, make better use of information from repairs and resident feedback, and invest before issues become bigger and cost more.

We've developed four commitments that will shape how we work and how you experience our services. We'd really value your feedback to help us understand if we've got the right priorities and if there's anything we may have missed.



The survey should take around five minutes to complete and is open for feedback until 17 July 2026.
